Decide on a budget for your house and lot. Square footage is an important factor in the final price of a house. Quality custom built homes can range from $85.00 to $150.00+ per square foot, depending on your choice of fixtures and finishes.

Choose a house plan. You can opt for either pre-made plans or work with an Architect. Be sure that your plan is compatible with the site you have chosen.

Talk to Contractors. Find one you feel comfortable with. Ask for and contact references. Be sure the Contractor understands your priorities.

Visualize your house on the property you have selected. Are the living areas accessible to light, views, etc.? Consult your Architect or Contractor for advice and recommendations. Don’t forget to consider the driveway.

Contact the Health Department regarding septic/well permit if applicable.

Purchase the property.

Have your well drilled, if applicable.

Decide on fixtures and finishes-this list would include:

• Plumbing Fixtures (including faucets)
• Light fixtures
• Siding (wood, brick, stone, dryvit)
• Appliances
• Cabinets (kitchen & bath)
• Flooring (carpet, vinyl, tile hardwood)
• Trim ( interior & exterior)
• Colors (interior, exterior, shingles)
• Windows (style, clad, wood)
• Doors (interior, exterior, steel, solid, hollow core)
• Heating/Air Conditioning

There are countless varieties available. The more thorough you are in your choices, the easier it is for your Contractor to give you a firm price. Your Contractor should be able to assist you in providing material on options. The more complete your list, the more money can be saved, as advance orders can save both time and money.

Agree on a contract price or terms of payment with your Contractor. You can now draw up a contract and sign.
